Complying with the Rules (terms and restrictions) of The Alderson Inn is a requirement of the rental agreement. Failure to adhere to the rules below may result in penalties, such as additional charges.
General Requirements
a. All guests (and any visitors) must comply with all terms and restrictions and any other instructions from the Property Owners/Managers during their stay; and
b. Guest must notify the Property Owners/Managers of any disputes or complaints from neighbors as soon as reasonably practicable.
Check-in and Check-Out
a. Standard Check-in times for The Alderson Inn are:
3:00 PM Eastern Standard Time
b. An additional charge will be applied for guests checking in between 7:00 pm and midnight in an amount to be determined by the host.
c. An additional charge will be applied for guests checking in after midnight in an amount determined by the host.
d. The host may decide not to charge the additional amount on a case-by-case basis.
e. Failure to pay in advance for the last arrival may result in the amount being deducted from your security deposit.
f. Check-out times for The Alderson Inn are:
11:00 AM Eastern Standard Time
g. A late check-out may be requested for an additional fee. Late check-outs will not be later than 1:00 pm.
h. The host has the right to deny a late check-out based on staff availability and/or the room's need.
i. Failure to pay the fee associated with late check-out will result in a charge against your security deposit.
Additional Guests
a. The base reservation amount includes up to two guests including the primary guest.
b. Additional guests must be documented and appropriate charges made on the booking prior to arrival.
c. Failure to disclose additional guests may result in the charges against your security deposit.
Housekeeping
a. Housekeeping will be completed daily from 12:00pm to 3:00pm.
b. Rooms are refreshed at the renters request, bed linens are not changed during your stay unless requested or every seven days.
c. Towels are replenished daily upon request. Please notify the hosts if you require fresh towels.
Breakfast
a. Breakfast is served between 8:30am – 10:00am unless otherwise arranged with the host.
Noise and the Neighborhood
a. This property is suitable for children. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other guests and residents in the neighborhood.
b. Guests and visitors must keep noise to a minimum as not to disturb the other guests and occupants of neighboring properties – especially during quiet hours (10:00pm – 6:00am), and upon arrival and departure.
c. Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rent paid and extra charges.
Trains
a. The Alderson Inn is located across the street from the historic Alderson Train Depot. The rail line is still operated by Amtrak and the CSX Railroad. Amtrack stops at the train depot 3 days a week. CSX Travels through multiple times during the week, both day and night, without a set schedule.
b. Trains may be traveling at inconvenient times.
Visitors
a. Guests are responsible for ensuring visitors are complicit with these Rules.
b. Additional overnight Visitors must be approved in advance of the stay by the property owners/managers and are subject to additional fees.
Parking
a. Guests and visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and
b. Parking is available in the two on-site spots located on the Southeast corner of the property and along the public streets.
c. All permanent or temporary parking regulation signs, placed by the Town of Alderson or State of West Virginia are to be obeyed by guests.
d. All fines or fees resulting from the lack of compliance with the signs are the sole responsibility of the guest.
Garbage and Recycling
a. Guests and visitors are to dispose of Garbage and Recycling in the allocated trash cans.
b. Excess trash must not be left in public or common areas.
Security
a. Guests must switch off lights, fans, and electronics such as televisions when not in use to promote energy-saving.
b. Guests are responsible for locking their room doors when not in use and when leaving the property at any time.
c. Exterior cameras are placed on the exterior doors for added security of the property and our guests.
River
a. The Greenbrier River is located off the property. However, it is suggested Guests take appropriate safety measures and precautions around the water.
b. Guests with children are solely responsible for the safety of all children in, around, or near the Greenbrier River or any other bodies of water near the property.
Porch Areas
a. Guests must always supervise any children and/or babies when using any deck areas.
b. Guests must use caution when utilizing the porch as handrails are not present.
Smoking
a. Smoking is not permitted anywhere on the premises.
Pets
a. Pets are not permitted on the property.
b. ADA compliant service animals are welcome.
Damages and Breakages
a. All damages and breakages must be reported to the Property Owner/Manager as soon as reasonably practicable. Failure to report them will likely result in penalties and additional charges. And;
b. To avoid damages and breakages, no furniture is to be moved from one room to another without prior agreement. Also;
c. No bathroom towels are to be removed from the property (i.e. for river use).
d. Beach towels are available upon request for a fee. The fee covers one-time use. Once the towels are returned to staff, they must be rented again.
e. A $100 security deposit will be authorized. See "Deposit" for further information.
Check-Out Arrangements
a. Keys are to be given back to the property owner/manager or placed in the agreed upon location upon checkout.
b. If digital locks are in use codes will be provided at check-in and changed at check-out.
Payment and Cancelation Policy
a. 50% of total reservation is due at time of booking if reserved more than 14 days from planned stay. The remainder of payment is collected 14 days prior to first day of stay.
b. Cancelations received up to 14 days before your visit are issued with a full refund.
c. Cancelations received within 14 days of your trip are non-refundable, but a credit for the full amount is issued for future use.

Compliance
a. Breach of any of these Rules is a breach of the Terms and Conditions of Occupancy as per the Rental Agreement.
b. The Owner/Manager reserves the right to terminate permission to occupy and to evict from the property, any Guests or Visitors, who refuse to follow these Rules or who cause a nuisance to neighbors, other residents of the community, or other guests.
c. Termination and eviction from the property may result in forfeiture of all payments made and additional charges for damages.
Deposit
a. A $100 security deposit will be authorized on your account one day before check-in.
b. The authorization will held for up to three days following check-out.
c. The deposit will be charged against your deposit for all of the following, but not limited to:
Damage (Physical and/or odor)
Lost or stolen items
Excess occupants not listed on the booking
Entering Employee Only areas without permission (except in an emergency).
The Inn received fees or fines in the course of doing business with you (example: chargebacks, NSF fees, loud noise complaints, etc.).
